Subiaco won the battle of the co-tenants when they defeated East Perth by 28 points at Leederville Oval tonight.
The final score saw the Lions win 12.9.81 to 7.11.53.
At the quarter time break, East Perth held a four point lead after registering the last two goals for the term, courtesy of former West Coast and West Perth player Paul Symmons.
The second term was a tight contest, with teams trading goals in a low scoring affair which saw only three majors added to the scoreboard for the quarter.
Scores were level at the major break and a goal to each team early in the third quarter, one to Subiaco full forward Brad Smith and the other to Frank Agostino from the Royals, saw scores level with both teams deadlocked on 5 goals 7 right up until the fourteen minute mark.
Two quick goals to Subiaco saw them open a two goal break and when Ryan Crowley added the Lions third consecutive goal at the 23 minute mark, Subiaco held a 19 point lead.
Brad Smith kicked the first goal for the final term to stretch the margin out to a match winning 24 point lead in favour of the Lions.
Smith was the leading goal scorer for Subiaco finishing the night with five goals, Ryan Crowley managed three majors while Allistair Pickett chipped with two goals.
The Royals had only one multiple goal scorer, Paul Symmons, who scored both of his goals in the first quarter.
Subiaco had winners all over the ground, particularly in the second half through Ben Walker and David Mundy in the backline, Matt Priddis, Mark Haynes, Paul Vines and Allistair Pickett across the centre, and David Robbins and Brad Smith up forward.
For East Perth, Troy Butcher was the leading possession winner on the ground with 37 disposals, while Frank Agostino, Brent Cowell and Troy Wilson battled hard all night.
Subiaco's win was soured by the loss of Eagles squad member Josh Wooden, who left the ground in the first quarter with what appears to be a shoulder injury.
Russell Thompson replaced Michael Swan in the line-up for East Perth.
